Home Extension Designs understand what the local authorities stance is on various design and build elements. Welwyn and Hatfield Borough Council have very different planning regulations to say Decorum, and by understanding these differences enables us to present your plans correctly, negotiate and act swiftly on any modifications and alteration that may be required, and help promote the rapid approval and completion of your project.
A free initial on site consultation from one of their experienced members of staff will be the starting point. At this initial meeting they will carefully listen to your requirements, advise you on other creative options you have and help you to understand and decide upon the best solution for you and your budget. They will then discuss the various Council permissions, regulations and requirements which may, or may not be needed; budget the build costs and other procedures, and explain how their fees structure works. After discussing your options and agreeing a way forward, they will prepare a free quotation detailing all of the project’s milestones, examples of their work and any other relevant information.

Home Extension Designs are very experienced in the Planning area and when initially meeting with you they will discuss the various Planning requirements particular to your Local Authority. Many projects do not need Planning Permission and they will happily advise you of what is and is not applicable to your project. If Planning Permission is required, they will advise what the Council will allow and discuss the procedure in more detail. As part of their service, Home Extension Designs will complete all the necessary paperwork and forms, submit the application to the Council and liaise with them to secure a decision.
As certain projects do not need Planning Permission (see planning), you will nearly always need Building Regulations Permission. This is where detailed construction drawings are prepared, indicating construction methods for foundations, floors, walls, roofs etc. Some small projects do not require Building Regulations Permission, but to be sure that the construction is adequate, and in order to obtain competitive builders prices, it is necessary to have construction drawings. If specialist finishes, designs or materials are needed or preferred, we can source and detail these on the drawing and accompanying information. As part of their service Home Extension Designs would obtain and complete the relevant application forms and submit them to the local authority. Home Extension Designs liaise and negociate with them on your behalf to secure the approval.
Deciding on which contractor to use is probably the most worrying part of the project. The building work is the most expensive part of any undertaking of this nature and careful selection of the contractor is critical. Home Extension Designs has built excellent relationships with many building contractors, in whom we trust to carry out your projects through to completion. Having a sound history and excellent relationship with them, makes the whole process smoother and easier for you. Any problems which may arise, can be swiftly dealt with so that your project can continue to completion.
